I dont know about you, but in our world, things are ramping up for a big spring market!! So I thought I would share a few design tips and trends for the New Year….  Please remember, not all of this applies if you are selling a home. It is great to incorporate some things, especially if you are competing with New Builds or are looking to remodel, flip and that sort of thing. Remember, in general as a home seller, we still want the foundation to be mostly neutral, with some nice accessory pops of color. That being said, we do want to get as close to what is trending for paint colors, flooring and that sort of thing. I hope you read and leave INSPIRED!!

Extra, Extra Read ALL about it!!!

As I go out and about and meet with various people, the conversation of what I do for a living always comes up. What is interesting though, is I almost ALWAYS hear the same response…. “Wow, I really need you to come to my house, I have no sense of design”. This often makes me think and a lot of times, I even respond with “I am sure you are better than you give yourself credit for”.

You see, what I have found is that people naturally want to have the homes they see on HGTV.  I mean who doesn’t love to imagine living in Fixer Upper house?! I think what these people are trying to say is, I love design, I want my home to look like the ones I see on HGTV and Better Homes and Gardens, I just don’t know how to put it all together.

This really got me thinking and I decided it was time to come out with a newsletter. I place where those who are interested, can learn tips and tricks, or even just stay up on the trends. Just like reading magazines and watching shows, I want you to feel inspired. I want you to know you are not alone, I am here to help; but most importantly, I want to show you that some things are easier than they seem!

“I want to sell my home, do you recommend that I update EVERYTHING?!”

I would say this is the #1 question I get when I meet with sellers and my answer, as shocking as it may seem is… Why? Well, I personally believe in getting you the biggest bang for your buck!  When I walk through your home, if I see a mostly updated home with one or two areas that are out of date and you have the budget to update them, than absolutely, please do. However, if your home is mostly out of date and your furniture and decor match it, we would need to spend some big dollars to modernize it.

So what if your home is mostly up to date and you have the budget to do some additional updates? In general, I would recommend the following: Paint, Flooring, Small things that may be broken or not functioning throughout the home. If you are thinking of remodeling, than Kitchen and Master bathrooms are the two biggest areas that you should focus on. However, please do not do the big items and leave out the little things mentioned above.  And the biggest shocker of all…. your furniture. I think furniture plays a huge role in the home, not only the pieces, but the placement. I preach this to my sellers at every consultation, a good flow is as good as gold!

It is time to start preparing for the Spring Market now!

I know it doesn’t seem possible that we should be preparing for spring, at least where I am at! It is a frozen tundra around here, but did you know you should start preparing your home NOW if you plan to sell this Spring? Well it’s true, the sooner the better, especially if you have not started to form a plan to get your home ready!

I would love an opportunity to meet with you to discuss where you are at and where you want to be this spring. Together we can form a step-by-step plan to make sure you are ready and do not miss out on the best market of the year. Remember the old saying “The early bird gets the worm”! 😉


A little about me…

img_20140919_102605-1Hi! I am Jennifer Ballinger, owner of Monarch Home Designs. I am married and mother of two girls (ages 5 and 10). When I am not designing homes, I am running around with the girls, taking them to their events (hence why this photo was taken in the car).

My oldest is in competitive figure skating so she is at the rink about 6 hours a week and my youngest is in the learn to skate program as well. In my spare time, I lead my youngest daughters Girl Scout troop and sit on the board of the International Association of Home Staging Professionals (IAHSP) for the MN chapter. On top of that my hubby is a successful real estate professional. He was actually just voted in MN Monthly as the Best Real Estate Professionals in 2016.

Needless to say, we are a very busy family and most times it is a juggling act, but I wouldn’t trade it for the world!
